Two contiguous properties for sale in the town of San Pedro del Ykuamandyjú, Paraguay. San Pedro is in the middle of the country near the Paraguay River. The road to San Pedro has recently been paved all the way from route 3, the main north south highway. The paving was done so that more agricultural goods can be brought to the river for shipment. This means that this area is growing rapidly with a lot of new major construction underway. The new president of Paraguay, Fernando Lugo, has his property next to this property and has been a resident of San Pedro for many years.

This property has 600 meters of river frontage with 300 meters being a completely private white sand beach – see photos. The buildings are of quality construction with modern plumbing and are in excellent condition.

The small property identified as “lot N. 99-F de la manzana XIII”, measures 6.7 hectares of which 90% inside the same town of San Pedro. It has two public access streets. The northern street is only 300m from the new asphalted road. The southern one is the same that reaches the main entrance of the bigger property and from there to the beach known as “El Pulpo”. This property is all covered by a forest and has a water well in the center that provides excellent water.

The big property, identified as “finca N. 54 con el N. 9 al folio 23 y sgts.”, measures 135 hectares and spans from the northern gate to the river río Jejuí Guazú on the south.

The northern part lays into the same town of San Pedro. In this part there is the main house of the owner with a large garage. The house is composed by four rooms, two bathrooms, kitchen and a big outdoor oven made of refractory bricks. There is a septic chamber for biologic wastes, an artesian well and two common wells.

Around the house the land is planted with many fruit trees both local and exotic. Near the house there is a large vegetable garden equipped with an irrigation system and protected by a metallic fence. There are also two hen-houses, a goose-house and a pig-house.

On the southern part of the house there is a field planted with camerún cane and sugar cane; there are also some coffee plants, and bamboos. This field is about two hectares. There is also a big shed used for milking cows and for storing hardware.

From the house to the river there is a road of 2.7 Km. which reaches the El Pulpo beach.

All the property preserves the original wood with many kinds of valuable timber typical of the zone.
